Project Status

  • All tentative tract maps, master plans and park plans were approved by the Planning Commission on August 18, 2011.
  • The General Plan Amendment, Zone Change, and Certification of a Supplemental Environmental Impact Report were approved by City Council on August 30, 2011.
  • A 2nd reading of the Zone Change is scheduled for September 13, 2011.
  • An appeal of specific conditions for two tentative tract maps related to affordable housing and the OC Great Park Upper Canyon interface is also scheduled for a hearing before the City Council on September 13, 2011.”

Major portions of the Former Marine Corps Air Station (MCAS) El Toro in Planning Areas 30 & 51; surrounding the Orange County Great Park

Project Description

A Notice of Preparation (NOP) for a Draft Supplemental Environmental Impact Report which seeks to evaluate:

  • General Plan Amendment and Zone Change for Planning Area 51
    • Revise General Plan Maps to reflect roadway realignment of Ridge Valley and “O” street at Irvine Boulevard
    • Reflect zone changes involving the 1.9, 3.2, and 8.1 zoning districts
    • Amend General Plan Land Use Table A-1 footnotes to allow 75,000 square feet of public facilities
    • Additional changes as detailed in the Notice of Preparation
  • Multiple Vesting Tentative Tract Maps, Master Plans, and Park Plans for the development of portions of the Heritage Fields
    (also known as Great Park Neighborhoods) project site within portions of the Former Marine Corps Air Station – El Toro.
